I mean, I put my pants on one leg at a time, like everyone else, but I like to think differently about the way I do business.
The more I look around at other realtors and brokers the more I realize that everyone is basically doing the same thing. It's so boring!
I love thinking differently about real estate. lately I've been working hard to come up with new ideas to reinvent the same old things, and finding unique and interesting ways to promote my client's properties for sale.
Let's face it, we're becoming an internet and social media world. People are shopping online more than ever and that includes shopping for houses. The Millennial homebuyer generation is using social media every single day, so why not create a fun way to promote a home in a way that they will actually see it.
Have you noticed how more and more posts on Facebook continue video now? Video is the future. I want to get ahead of this trend and start producing content that will fit in with the way people are consuming media today.
So I came up with the concept of a property "trailer". I was playing around with it a little bit the other day and created this clip. I know, it's a little silly, but I really like how it came out. The property I showcased is a totally renovate "flip" on Sanford Ave in Irvington. (By the way - check out Realty33 on instagram to see the full transformation of that house - its amazing!)
I plan to make more of this type of content in the future, but with more details like price, bed/baths, and contact information so buyers can reach out if they're interested. I'll then use Facebook ads to promote the video and get it in front of as many buyers as possible.
The key is to tell a story about the home. It doesn't hurt to have a little fun with it either!

Here is a quick update on how the real estate market in Irvington is doing so far in 2018. I put together data from January 1st through Feb 15th, sort of a "mid-quarter" summary. Here are the highlights:
Average list price (LP) in Irvington was $134,991, up from $105,773 of Jan 2017.
Average home values in Irvington have increased by as much as 15%.
Average days on the market (DOM) went down from 118 to 112.
Last month there were 8 homes sold and 127 active listings.
In January 2017 there were 15 homes sold and 170 active listings.
The year-over-year data shows continued growth in the real estate market in Irvington. Inventory remains low, as we see 57 fewer homes on the market today compared with 1 year ago. I expect that trend to continue as many homeowners are still waiting for their home values to rise above "Pre -08' crash" levels before putting their homes on the market.
Irvington continues to develop and expand. There is significant investor activity, with many "house-flippers" buying property to renovate and resell. Each time one of these renovated homes is sold, the market pushes up a little bit higher. Last year, the highest sale price for a single family home was $205,000. This year, a home has already sold for $225,000!!
